Surface Preparation
Remove all surface contamination before applying. Surfaces should be completely dry, clean and free from dust, dirt, oil, efflorescence, organic growth, coatings, sealers and old paint films. All algae and mould should be treated and removed prior to application. Cracks should be repaired before use.
We recommend cleaning with Joint-It So Clean to thoroughly clean the surface before applying Pro Seal — dirt and stains must be removed to achieve full penetration into the pores of the surface.
Do not apply in wet or damp conditions, or if rain is expected within 4 hours.
Application Instructions
Always test a small hidden area before beginning full application. Do not dilute this product. Apply the day before you are due to grout for best results.
Using a low-pressure spray, roller or brush, apply Pro Seal to the point of saturation. On vertical surfaces, apply from bottom to top and take care not to let the product run. As Pro Seal starts to soak into the substrate — just at the point of tackiness — add a second coat if required. Do not allow Pro Seal to dry between coats — this is a wet-on-wet application.
The product will start to work immediately but may take up to 7 days to reach 100% efficacy. Clean all tools and equipment immediately with clean water after use.
Application conditions:
- Substrate temperature must be between 5°C and 30°C
- Ambient temperature must be between 5°C and 30°C
- Substrate moisture must be less than 5%
- Do not apply if rain is expected within 4 hours
- Do not apply during rain, frost or freezing temperatures

Does Joint-It Pro Seal leave a shiny surface?
No — Pro Seal is completely invisible and non-film forming. It does not change the appearance or texture of the surface in any way.
How does Pro Seal actually protect the surface?
Pro Seal is IN the surface, not ON it — and the dirt stays ON the stone, not IN it. Once applied, dirt can never penetrate the stone, but you may occasionally need to clean the top of the surface. This will be much easier because the substrate has been treated.
Why should I seal my paving?
Sealing stops dirt and contaminants from penetrating the stone, prevents surface weakening, and keeps it looking new. It also repels moss and lichen, reducing maintenance time significantly.
Do I need to wait for efflorescence to appear before sealing?
No — there's no reason to wait. Once you apply Pro Seal, the water in the sealer draws efflorescence out of the stone. You can then simply brush the salts away. Once sealed, moisture can no longer be drawn through the bed to activate the natural salts, so efflorescence should not recur.
How soon after grouting can I seal?
Pro Seal can be used immediately after grouting is complete. There's no need to wait weeks or months — it's completely breathable, so the stone can continue to dry during and after the sealing process.
Should I use Pro Seal before grouting with Joint-It Simple?
Yes — we recommend pre-sealing with Pro Seal if you're using slate, black/blue limestone or honed black granite. These highly porous stones benefit from pre-sealing to prevent drawing any colour from the jointing compound into the stone.
What is the coverage of Joint-It Pro Seal?
Coverage varies depending on the porosity, type and texture of the surface. All surfaces must be treated to saturation in 1–3 wet-on-wet applications. As a guide: architectural concrete approximately 5m² per litre; block paving 5–8m² per litre; porous natural stone (limestone, sandstone, slate) 2–5m² per litre; low porosity stone (granite, marble, terracotta) 8–16m² per litre. Always treat a small hidden area first to calculate true consumption.
How long do I have to wait to walk or drive on the surface after application?
As soon as the surface is visibly dry it is safe to walk or drive over — approximately 4 hours in dry conditions.
How long before I can power wash after applying Pro Seal?
We recommend waiting at least 30 days before power washing a surface treated with Pro Seal.
Can I apply Pro Seal over a previously sealed surface?
No — all previous coatings and treatments must be removed before applying Pro Seal. To test: pour a steady stream of water onto the surface. If it absorbs, there is no existing sealer. If it beads, the existing sealer must be removed first.

Does Joint-It Pro Seal leave a shiny surface?
No — Pro Seal is completely invisible and non-film forming. It does not change the appearance or texture of the surface in any way.
How does Pro Seal actually protect the surface?
Pro Seal is IN the surface, not ON it — and the dirt stays ON the stone, not IN it. Once applied, dirt can never penetrate the stone, but you may occasionally need to clean the top of the surface. This will be much easier because the substrate has been treated.
Why should I seal my paving?
Sealing stops dirt and contaminants from penetrating the stone, prevents surface weakening, and keeps it looking new. It also repels moss and lichen, reducing maintenance time significantly.
Do I need to wait for efflorescence to appear before sealing?
No — there's no reason to wait. Once you apply Pro Seal, the water in the sealer draws efflorescence out of the stone. You can then simply brush the salts away. Once sealed, moisture can no longer be drawn through the bed to activate the natural salts, so efflorescence should not recur.
How soon after grouting can I seal?
Pro Seal can be used immediately after grouting is complete. There's no need to wait weeks or months — it's completely breathable, so the stone can continue to dry during and after the sealing process.
Should I use Pro Seal before grouting with Joint-It Simple?
Yes — we recommend pre-sealing with Pro Seal if you're using slate, black/blue limestone or honed black granite. These highly porous stones benefit from pre-sealing to prevent drawing any colour from the jointing compound into the stone.
What is the coverage of Joint-It Pro Seal?
Coverage varies depending on the porosity, type and texture of the surface. All surfaces must be treated to saturation in 1–3 wet-on-wet applications. As a guide: architectural concrete approximately 5m² per litre; block paving 5–8m² per litre; porous natural stone (limestone, sandstone, slate) 2–5m² per litre; low porosity stone (granite, marble, terracotta) 8–16m² per litre. Always treat a small hidden area first to calculate true consumption.
How long do I have to wait to walk or drive on the surface after application?
As soon as the surface is visibly dry it is safe to walk or drive over — approximately 4 hours in dry conditions.
How long before I can power wash after applying Pro Seal?
We recommend waiting at least 30 days before power washing a surface treated with Pro Seal.
Can I apply Pro Seal over a previously sealed surface?
No — all previous coatings and treatments must be removed before applying Pro Seal. To test: pour a steady stream of water onto the surface. If it absorbs, there is no existing sealer. If it beads, the existing sealer must be removed first.
Can Joint-It Pro Seal be used on porcelain?
Yes — the porosity of porcelain can vary, so we recommend using Pro Seal to maintain porcelain slabs. Applying a sealant is especially important if you plan to use a two-part resin jointing compound. Ensure the sealant dries completely before applying your jointing compound.
Can I use Pro Seal if it is raining or rain is expected?
No — Pro Seal cannot be applied in rain or if rain is expected within 4 hours of application.
